Online booking for property viewings

Your diary is not a calendar, it is a route. Two viewings an hour apart in different wards is not two appointments — it is two appointments and a journey.

In short

A 45-minute viewing event type with a sixty-minute buffer after, twenty-four hours’ notice, a thirty-day booking window, and a form that asks about visa status and guarantor.

Wasted Saturdays#

Two things waste them. Back-to-back viewings across a city with no travel time, so you are late all afternoon and apologising. And viewings with tenants the landlord will not accept, which nobody finds out until the application.

For foreign tenants that second problem is routine and demoralising. Asking three questions at booking is kinder to everyone than discovering it later.

The setup to start from#

Viewings are at properties across a city, so the diary is really a route, and an hour of travel between two appointments is normal.

Worth asking on the booking form: Budget and area · Move-in date · Visa status and employer · Do you have a guarantor?

In Japan

Foreign tenants want to know before they spend a Saturday whether the landlord accepts non-Japanese residents, whether a guarantor company is needed and what 礼金 is. Ask on the form and you will stop wasting viewings.

Put the journey in the diary#

Buffer after of sixty minutes on the viewing event type. Invisible to the client, unbookable, and the difference between a day that works and one that does not.

Ask what the landlord will ask#

Budget and area, move-in date, visa status and employer, and whether they have a guarantor. Four questions on the booking form, answered before you commit a Saturday.

Keep the window short#

Property moves. Thirty days on Bookable up to stops people booking viewings for a flat that will be gone.

Common questions

How do I allow travel time between viewings?

Set Buffer after to the travel you actually need — sixty minutes across a city. It is invisible to the client and cannot be booked into.

Can I ask about visa status and guarantor before a viewing?

Yes — add them as booking form questions. The answers arrive with the booking, so you know before you commit an afternoon.

Can tenants see viewing times in English?

Yes. Your booking page, confirmations and reminders appear in the language the tenant’s browser asks for.
